As we step into the new year, there is real reason for optimism in our local housing market. The Tri-Cities market remains stable and broad-based, supported by practical buying power rather than speculative activity.
Nearly half of all recent home sales occurred in the $160,000–$299,999 range, confirming that affordability and steady demand continue to anchor the market. The move-up segment also showed strength, with homes priced between $300,000 and $499,999 accounting for roughly one-third of all sales, reflecting confidence among repeat buyers trading equity for space, amenities, or location.
Together, these middle-market tiers represent nearly four out of every five transactions, signaling a balanced and resilient housing market. At the entry level, homes priced below $160,000 remain limited, continuing to challenge first-time buyers. Meanwhile, homes priced at $500,000 and above remain active but selective, supporting overall market stability without overpowering demand.
What this means for 2026 is opportunity — for buyers who are prepared and informed, and for sellers who price strategically. My focus remains on clear communication, creative negotiating, and educating clients in a straightforward, uncomplicated way, so they can make confident decisions in any market.
